RAICB CERTIFICATION FOR BROKERAGES

Your protective shield for AI liability risk.

Your agents already use AI. That means you own what they produce with it. NIRAP gives your brokerage a defensible position before a regulator, an insurer or a client asks for proof.

No cost, no commitment just a risk assessment you get to keep.

01 BROKER TRAINED

02 BROKERAGE IS VERIFIED

THE PROBLEM

Your agents are already using AI. Governance never started.

This is not a hypothetical anymore. It is a description of your office this month.

100%

of agents at brokerages with 100 or more agents used AI in 2026

Delta Media, 2026

93%

adoption at firms with 11 to 50 agents

Delta Media, 2026

3.9%

of brokerages report no AI use at all, down from 24.8% in 2024

Delta Media, 2026

58%

of REALTORS® using AI use ChatGPT, a consumer product you do not control

NAR, 2025

49% of brokerage leaders now rate their concern about AI guardrails a 7 or higher out of 10.

A concern is not a control.

When a complaint lands, what did you do—and was it written down is all that matters

WHERE THE EXPOSURE RESTS

Not with the agent. With you.

Three separate authorities point at the same person, and it is the one who signed the sponsorship.

HUD, 2 May 2024

Fair Housing Act and AI

HUD guidance on algorithmic advertising and tenant screening: using a third-party AI tool does not shield the user from Fair Housing Act liability.

Respondeat superior

Vicarious liability

An agent’s AI-generated misrepresentation is the brokerage’s misrepresentation. The doctrine does not pause because a chatbot drafted it.

22 TAC §535.2

Broker Responsibility

A broker is responsible for the authorized acts of the broker’s sales agents. Any delegation of supervision must be in writing, and the delegated supervisor named to the Commission.

THE VALUE PROPOSITION

One shield. Two halves.

NIRAP builds a brokerage one thing: a defensible position when AI causes a problem. It is assembled from two parts.

HALF ONE · THE PERSON

RAICP™ (Broker Edition)

Four-hour training for the supervising broker.

Who does it
The broker, or whoever holds supervisory responsibility. One seat, not your agents.

What it takes
Four hours, once. 92 minutes of instruction, 100 minutes working on your own office.

What it produces
An AI policy, tool register, review standard, incident runbook and 90-day rollout plan. Drafted by you.

What it closes
The knowledge gap. “I didn’t know they were using it” stops being your only answer.

HALF TWO · THE FIRM

V-AGE Assess → RAICB™

Assessment of the brokerage, verified by NIRAP.

Who does it
The brokerage. The broker or their staff. AI powered. No training required.

What it takes
Your own pace. The app walks you through every control practice, one at a time.

What it produces
A complete evidence file against the V-AGE control set, with the AI assistant drafting anything you are missing.

What it closes
The evidence gap. “Prove the controls were operating” gets a verified answer.

The halves fit together. The training supplies the documents your firm needs for the certification. But you can start with whichever half works best for you and your firm. We recommend you do both.

HOW IT WORKS

What happens, in the order it happens.

The training: six modules, six documents

1

Brokerage AI Exposure Map

Where AI touches your transactions today, rated by consequence.

2

Approved Tool Register

Three of your current vendors scored against a five-question diligence set.

3

AI Policy Skeleton

All eight sections outlined for your firm.

4

Listing & Advertising Review Standard

Your checkpoints, your sample rate, and what gets recorded each time.

5

Incident Response Runbook

Who is called, in what order, and what the file must contain afterward.

6

90-Day Rollout Plan

Announcement, acknowledgment, training sequence and first review cycle, with dates.

The certification: six steps to the badge

1

See every control practice

The app identifies each AI control your brokerage needs and presents them one at a time.

2

Understand what each one means

Every practice comes with an explanation of what it requires and why it exists.

3

Get the gaps drafted for you

The AI assistant drafts the missing policy or document from your own answers, for you to review and adopt.

4

Upload the evidence

The artifact, not the assertion.

5

NIRAP verifies

A person reviews your submission against the V-AGE standard. This is not self-certification.

6

RAICB™ trust badge issued

Re-run at recertification on a two-year cycle.

THE CHANGE

What actually changes at your brokerage.

The same five questions, asked the day before you start and ninety days after.

Your brokerage today

  • Your agents use AI daily and you could not list which tools.

  • Any policy you have came from a template and names software you don’t use.

  • No record exists of what was reviewed, by whom, or when.

  • If a complaint arrives, your defense is recollection.

  • Your E&O renewal asks about AI and you improvise an answer.

Your brokerage in 90 days

  • An approved tool register naming what is sanctioned and what is banned

  • A policy written around your office, acknowledged, dated and versioned

  • A review standard with a defined sample rate and a record each time

  • An incident runbook and a retention schedule that reach the AI platforms

  • A NIRAP-verified evidence file and the RAICB badge for the firm

Nothing on the right is bought off a shelf. All of it is produced by your firm, in the training or in the platform.

WHY IT HOLDS UP?

An independent body, not a software vendor.

A badge issued by the company selling you the tools is worth nothing to a client or a regulator.

RAICB™ trust badge

The framework
V-AGE, the Versatile Adaptive Governance Engine. Over one hundred control practices across inputs, outputs, controls and constraints.

The verification
Every submission is reviewed by NIRAP against the V-AGE standard before a badge issues. Evidence is uploaded, not asserted.

The rigour
The certification exam blueprint is written to NCCA standards. The Realtor Edition is TREC-approved continuing education under provider licence 11365-CEP.

NEXT STEP

Book a 45-minute session.

We'll help you identify every place AI is already being used in your office, mark the ones that could actually cost you, and show you what the certification would ask you to produce. You keep that list whether or not you buy anything.
